Q: Where do you buy property?

Q: Is there a charge for viewing our property?

A: There is no charge for viewing your property.

Q: How long does the process take?

A: This depends entirely on your requirements.
We can exchange contracts within 24h if necessary and complete at a time to suit you.

Q: Do you offer flexible terms?

Q: When do I need to vacate the property?

A: Typically we will offer between 80-85% of the market value of your property.
We define the market value of your property as an acceptable offer price that is received within 6 weeks
of the property being on the market. The actual sale of the property will take much longer.

Below is a brief example of the figures involved when selling through an estate agent.

Asking price of £150,000.
Typically you will receive an offer at 7% below asking price: -£10,500.
Estate agency fees are typically 2% of purchase price +VAT: -£3,278
Your solicitor fees with VAT: -£750.
The process can often take six months during which you are still making mortgage repayments.
Assuming the outstanding mortgage is £100,000 and the rate of interest is 6%
this represents further costs of -£3,000.
Taking all these costs into account at the end of the sale
you will actually receive £132,472
£132,472 represents 88% of the original market price
